The Problem With Vented Crawl Spaces

Crawl space insulation and encapsulation fix one of the most common problems in Augusta-area homes. Vented crawl spaces were meant to dry out, but in a humid subtropical climate the summer air coming in through the vents is wetter than the cool crawl space can hold. Moisture condenses on joists, ducts and pipes. Fiberglass batts stapled between floor joists soak it up, sag and fall to the ground. The result can be musty smells, soft floors, mold and higher cooling bills.

Encapsulation

Encapsulation closes the crawl space off from outdoor air. We seal the vents, lay a heavy vapor barrier over the ground and up the walls, seal the seams, and insulate the walls with closed-cell foam. HomeGuide lists encapsulation at $3 to $10 per square foot, or $3,000 to $15,000, and a vapor barrier alone at $1,200 to $4,000. Many encapsulated crawl spaces also need a dehumidifier or a small supply of conditioned air, which your HVAC contractor can add.

Insulating the floor instead

If you want to keep the crawl space vented, the alternative is insulating the floor above. DOE suggests R-19 for floors over unconditioned space in our zone. Closed-cell foam on the subfloor works better than batts in humid air, though it costs more. We explain which approach fits your house.

Water and wood first

Standing water, active plumbing leaks, rotten sills or joists, and pest damage need fixing before a crawl space is sealed. We look for them and tell you before quoting.

Termite inspection

We keep foam off the top of foundation walls where your pest company inspects, or leave an inspection gap. Ask your pest company about its requirements so we can plan around them.

Crawl Space Insulation & Encapsulation Questions

Why is the insulation falling down in my crawl space?

Humid air condenses in the crawl space, and fiberglass batts soak it up, get heavy and sag. Encapsulation or foam on the subfloor is the long-term fix.

Do I need a dehumidifier after encapsulation?

Often yes, or a small supply of conditioned air. Your HVAC contractor can advise.

Is encapsulation worth it?

In a humid climate it usually solves musty smells, soft floors and falling insulation. We explain costs and alternatives before you decide.
